Consultation
- Consultation: At IQ Builders Developments, the consultation phase is the cornerstone of our design process. We begin with a personalized, one-on-one meeting to understand your vision, goals, and project expectations. During this session, we provide immediate insights and feedback, including an assessment of the site’s characteristics and potential design strategies. If a location has already been chosen, we conduct a site visit to evaluate the land and its surrounding community. This initial meeting is also an opportunity for us to get to know you and for you to learn more about our approach and services.
- Pre-Design (Optional): This optional service serves as a bridge between the consultation and a formal Design Agreement. It allows us to explore unknown factors before starting the Schematic Design phase. Charged on an hourly basis, the pre-design cost can be credited toward your final project fee if you choose to move forward with us. This investment is especially useful for site selection, addressing challenging sites, or evaluating design options for renovations or upgrades before finalizing the project scope.

Feasibility & Preliminary Budgeting: Using the project brief and site assessment, we perform a feasibility study. An initial budget framework is provided to ensure your vision aligns with financial considerations.

Conceptual Design & Schematic Development – Visualising the Dream
Concept Sketches & Mood Boards: Our design team transforms the project brief into initial conceptual sketches, experimenting with layouts and forms. Mood boards are developed to showcase color schemes, materials, textures, and inspirational visuals, capturing the overall look and feel. This step ensures alignment with your design preferences from the outset.
Schematic Design & 3D Visualization: After incorporating your feedback, we create schematic designs, including preliminary floor plans, elevations, and sections. Design Development & Detailing – Refining the Blueprint
In this phase, we take the approved concept and develop it into fully detailed drawings, plans, and specifications.
- Comprehensive Architectural & Interior Drawings: We prepare a complete package of technical drawings required for construction. This includes precise floor plans with measurements, elevations, sectional views, electrical and plumbing layouts, HVAC designs, and detailed joinery drawings. For interior spaces, we deliver custom cabinetry designs, ceiling layouts, and a complete finishes schedule.
- Final Selection of Materials & Finishes: All materials, fixtures, fittings, and surface finishes are confirmed at this stage. We provide physical samples and guide you in choosing the most suitable options in terms of aesthetics, durability, climate compatibility for Pakistan, and long-term maintenance.
- Structural Design & MEP Coordination: Our structural team develops the building’s detailed structural framework according to Pakistani construction standards. We also collaborate closely with MEP consultants to seamlessly integrate mechanical, electrical, and plumbing systems into the overall design.
- BOQ Preparation & Cost Review: A detailed Bill of Quantities (BOQ) is compiled, listing all materials, labour requirements, and related costs. This ensures accurate cost forecasting and supports the tendering process if needed.
- Additional Documentation: The final drawing set may also include reports and documents from other specialised consultants, contributing to cost planning and defining contractor responsibilities.
- Client Involvement: Your participation at this stage is limited, as the primary design decisions have already been made. Minor modifications can still be incorporated during early structural framing if necessary.

With all design work and documentation finalized, the next step is to source the right materials and build the team that will bring the project to life.
Vendor & Contractor Selection: We help you choose trusted contractors, suppliers, and vendors with proven expertise and strong industry reputations. For turnkey projects, our internal teams handle the entire process smoothly and efficiently.
Tender Preparation & Evaluation (for larger developments): For extensive projects, we prepare detailed tender packages and manage the complete tendering procedure. We review the submitted bids, compare proposals, and guide you in selecting the contractor who offers the best value and quality.

Throughout the construction phase, we remain actively available to answer questions, clarify design intent, and assist both the client and contractor.
